Project Overview
The Al-Ahsa Entertainment Complex project, spearheaded by Saudi Entertainment Ventures (SEVEN), is a monumental endeavor aimed at transforming the entertainment landscape in the Kingdom of Saudi Arabia. This ambitious development, spanning approximately 109,400 square meters with a Gross Floor Area (GFA) of 48,150 square meters, is set to deliver a world-class entertainment destination. Located strategically at the intersection of Riyadh Road and King Abdullah Road, just a short drive from Al-Ahsa Airport, the complex will feature nine distinct attractions, including a 2,300-seat Premium Black Box theater, alongside 37 leasable Food and Beverage tenancies, a dedicated Food Hall, 13 retail units, and office spaces. The project also encompasses extensive parking facilities, a central plaza with water features, and comprehensive infrastructure, all designed to meet LEED Gold certification standards. This initiative directly supports Saudi Vision 2030’s goal of significantly increasing household spending on entertainment and fostering a thriving local entertainment market.
Our Role
Our role in the Al-Ahsa Entertainment Complex project is that of the primary Contractor, encompassing the comprehensive construction, completion, testing, commissioning, and maintenance of this world-class entertainment destination for Saudi Entertainment Ventures (SEVEN). This extensive scope includes managing all main construction works, such as substructure, superstructure, and steel fabrication, alongside the full spectrum of MEP (Mechanical, Electrical, and Plumbing) installations. We are responsible for all architectural and interior finishes, hard and soft landscaping, and critical roadwork infrastructure. A key aspect of our involvement is ensuring full compliance with stringent standards, including Saudi Building Codes (SBC) 2018 and achieving LEED v4/4.1 certification, while meticulously coordinating with all relevant authorities and other contractors. Furthermore, we are tasked with implementing Building Information Modeling (BIM) throughout the project lifecycle to ensure precision and coordination of all deliverables.
